S’pore property stocks rise

S’pore property stocks rise
(New York) (Bloomberg) — Singapore’s property stocks rose after a report said the city-state’s residential real estate market grew the fastest globally this year, outpacing gains in China and Bulgaria.

CapitaLand Ltd., the city-state’s biggest developer, rose 18 Singapore cents, or 2.9 percent, to S$6.33, set for its biggest one-day gain in almost a month. City Developments Ltd., its closest local rival, rose 36 cents, or 2.6 percent, to S$14.16.

“Singapore registered an annual house price increase of 27.6 percent — 24 percent in real terms,” Global Property Guide said in a report on its Web site. “In real terms, Singapore was the world’s best-performing housing market, given inflation of only 2.66 percent.”

Demand for apartments in Singapore grew this year as banks hired more expatriates, helping the city-state sustain its longest economic expansion in more than a decade. New York-based Morgan Stanley, the No. 2 securities firm by market value, said in February it would open a local prime brokerage office servicing hedge funds. Citigroup Inc., the biggest U.S. bank by assets, followed with its own prime brokerage office in March.

NEW YORK — It hasn’t taken John Thain long to put his stamp on the world’s largest brokerage.

After being named chairman and chief executive of Merrill Lynch & Co. just three weeks ago, Thain yesterday secured a capital infusion worth up to $6.2 billion and sold off one of Merrill’s lending units. His fast action came at a critical time; some analysts think Merrill is facing credit-related write-downs of $10 billion for the fourth quarter.

Merrill said it will receive a cash infusion from Singapore’s Temasek Holdings and U.S. money manager Davis Selected Advisors. It also sold its commercial finance business to General Electric’s finance arm for an undisclosed price.

But Merrill shares, which initially rose on news of the investment, fell as it became clear Temasek and Davis bought in at a 14 percent discount, the price Merrill apparently had to pay to bolster its balance sheet.

Thain initiated both deals upon taking over from ousted CEO Stan O’Neal on Dec. 1.

“One of my first priorities at Merrill Lynch was to strengthen the firm’s balance sheet, and we have made great progress toward that by bolstering our capital position through these investments and our announced sale of Merrill Lynch Capital,” he said in a statement.

Both steps are expected to help shore up Merrill’s balance sheet, which has been battered by the global credit turmoil. Deteriorating mortgage-related investments and corporate loans caused the biggest loss in Merrill’s 93-year history during the third quarter, as it suffered $8.4 billion of write-downs.

With fourth-quarter results set to be released in January, the investment and asset sale were seen as getting ahead of any potential bad news. And it demonstrates that Thain isn’t wasting time getting the investment bank’s financial house in order.

“On balance, this continues to signal that problems are significant, but that (management) is taking steps to get beyond it,” said Fox-Pitt, Kelton analyst David Trone in a note to clients.

However, he said the total capital-raising effort would dilute existing Merrill shareholders by about 13 percent. Merrill shares slipped $1.64, or 3 percent, to $53.90.

Temasek, a government-sponsored investment fund, will acquire a 9.9 percent stake at $48 per share for $4.4 billion — and can purchase an additional $600 million in shares by March 28. Davis Advisors is a closely held company that was founded by former Bank of New York executive Shelby M.C. Davis. The stock purchase represents a 2.5 percent stake in the investment bank.

“We’ve seen what John Thain has done over his career, and he has a proven history of creating value for shareholders,” said Ken Charles Feinberg, a co-portfolio manager at Davis who helped orchestrate the deal. “Over the long term, our shareholders will do very well.”

While the Davis component of the deal is unusual — most institutions raising capital lately are doing so from state-owned funds — the need to raise money in and of itself was not unique to Merrill.

Global banks have written down an estimated $105 billion this year alone from exposure to subprime loans and other debt commitments. And, that has caused a number of financial companies to secure deals involving infusions from state-owned investment funds — mostly from Asia and the Middle East.

Government-sponsored investment vehicles have invested more than $25 billion in Wall Street since the mortgage crisis began this summer. There was speculation last week that Temasek would be the next to make a move.

Investment company S’pore Temasek to pump US$4.4b into Merrill Lynch

WASHINGTON : US banking and brokerage titan Merrill Lynch said on Monday that Temasek Holdings Pte. Ltd., a Singapore investment company, will buy a hefty 4.4 billion dollar stake in the investment firm.

Temasek will also have the option to purchase an additional 600 million dollars of Merrill Lynch stock by March 28 under the deal’s terms.

The US investment house, which is reeling from multi-billion dollar losses in ailing mortgage investments, said Temasek’s ownership stake would remain under 10 percent.

The deal is the latest in which a cash-rich foreign state-controlled fund has bought a big shareholding in a US bank.

Morgan Stanley, one of America’s most prestigious investment banks, announced last Wednesday that the China Investment Corporation (CIC) had obtained a five-billion-dollar stake in the firm.

That deal enables CIC to gain up to a 9.9 percent shareholding in Morgan Stanley.

It followed fast on the heels of a similar transaction last month which saw the Abu Dhabi Investment Authority of the United Arab Emirates become one of Citigroup’s biggest shareholders through a 7.5 billion dollar investment.

Both Morgan Stanley and Citigroup, like Merrill Lynch, have seen their finances stressed by mortgage investment losses tied to the sharp downturn in the US housing market.

Thain was also referring to a decision by Davis Selected Advisors, a US investment group, to invest 1.2 billion dollars in Merrill boosting the total sum of the announced investments to a total 6.2 billion dollars.

Merrill ousted its former CEO Stan O’Neal in late October after announcing nearly eight billion dollars in writeoffs, mainly related to soured mortgage investments. Analysts expect Merrill to unveil further losses when it releases its fourth quarter earnings.

State-controlled funds, particularly from China, have been aggressively stepping up their investments in top US banks and financial firms in recent weeks.

Some US lawmakers have voiced concerns about the deals on national security grounds, but none of the deals have so far been blocked by American regulators.

Thain said that aside from the quick injection of fresh capital, which will help Merrill shore up its troubled balance sheet, the deal with Temasek would enable the investment bank to boost its business in Singapore, China and India.

Merrill stressed that both Temasek and Davis Selected Advisors would be “passive” investors and have no control over Merrill’s management or daily operations. - AFP/ch/de

Punggol to get fruit-themed ‘island’

TAKE a stroll along Punggol Reservoir three years from now, and you will see a fruit-themed ‘island’.
Singapore’s first floating wetlands - to showcase the natural habitat of fish and birds - will also have a giant mangosteen pavilion, lime-shaped seats and orange-shaped windows.

The artificial island will float in the middle of the reservoir.

The project, dubbed the Sengkang Floating Island, is one of more than 20 initiatives under the Active, Beautiful, Clean (ABC) Waters programme. The programme aims to convert Singapore’s drainage and water supply infrastructure, such as drains, canals and reservoirs, into a scenic network of streams, rivers and lakes where people can row boats and even commute.

When completed in 2010, the floating park - about half the size of a football field - will be accessible by a foot bridge and floating boardwalk.

The foot bridge will be elevated so kayakers can row beneath it, while the floating boardwalk will skim the water’s surface, allowing visitors to get closer to the water.

The PUB called for a public tender for the project yesterday.

‘By bringing water and people together, we hope to inspire and motivate everyone to take care of our precious water resource by using it wisely and keeping it clean,’ said Mr Tan Nguan Sen, PUB’s director of catchment and waterways.

There are 14 reservoirs, 32 major rivers and more than 7,000 km of canals and drains here.

Earlier this year, Prime Minister Lee Hsien Loong outlined Singapore’s vision of a city of gardens and water.
